Seed trains in Simsing means trains already present inside of the simulation area at the start of the timetable. Basically, if you're not developing/testing a timetable, you almost never want to use one of the "without seeding" options. Two million people attempt to use Birmingham's magnificent rail network every year, with just over a million of them managing to get further than Smethwick.
